Most sellers do not think about having their home inspected
before placing it on the market. After all, it is the
buyer's responsibility to inspect the home before making an offer.
Home inspections, however, help sellers as well as buyers.
When sellers have their homes inspected, they are better able
to determine if they will stick to their asking price
or accept a lower offer because of the home's condition.
When buyers are negotiating an offer, they are trying to get the
greatest real estate value for the least amount of money. Home
inspections
are often
used
to
drive
down the
seller's
asking price.
This is especially true when the buyer's home inspector finds property
defects that the homeowner either didn't know about or didn't think
was a major problem.
Suddenly, the buyer is citing the inspection contingency or making
a considerably lower offer than what the seller expected. All this
can be avoided if the seller takes
the time to have the property inspected.
To get your home inspected, you will need to hire a qualified
home inspector. There are many sources for finding home inspectors
such
as the yellow pages, national associations, individual referrals,
or your real estate agent. While most real estate agents will not
recommend specific home inspectors, they may provide you
with a list of inspectors they have used in the past.
